1158 Comox laneway v2Although the Mole Hill housing project was completed nearly 15 years ago, there are still a few privately owned lots that could see further change. Mole Hill’s collection of early houses was acquired with the idea of increasing the size of Nelson Park, but the potential for heritage preservation and providing low-rise non-market housing saw a different approach

1158 Comox laneway renderAnkenman Marchand have designed a proposal to restore the 1902 house and convert it to 4 units, and add a new laneway house at the rear of the lot. The front elevation really doesn’t change much from today, although the house there now is moved forward on the lot and totally renovated. The laneway has a more contemporary design, which is the render we’re showing here. An earlier proposal to add a much larger apartment form on the lane was rejected, and a more contemporary design (shown here) has also recently been revised.
