The third building on this stretch of Cambie Street has just been completed. Designed by Studio One Architecture, it’s a two-storey office building leased to BCAA. Next door is a rebuilt 1912 shell transformed into two retail units designed by AMU Architects and completed in 2011. Beyond is another retail project completed last year, also designed by AMU for the same developer owner, with two restaurant tenants.
Although the zoning here allows residential uses, individual parcels are constrained in a way that makes that difficult to occur. Each building sits on under 4,000 square feet of land, so while a consolidated site might have seen a higher density and mixed use project, (like 2211 Cambie down the street) the fragmented pattern of ownership (and demand for retail and office uses) allowed viable development at a lower density.
